You get the material options explained in service-life terms, the full scope in writing, and a firm price before anything begins.

Tear-Off and deck repair
The old roof comes off, the deck is inspected, and anything rotted or delaminated is replaced to code before the new system goes on.

Rebuild, cleanup and walkthrough
Ice barrier, underlayment, shingles or panels and all flashing go on in the right order. We clear the site, sweep for nails, and walk the finished roof with you.

Tear-Off or overlay
You will occasionally be offered an overlay, meaning new shingles laid straight over the existing layer. It is cheaper and faster, and there are narrow cases where it is reasonable. In most cases it is a false economy, because it hides the deck at the exact moment you have the access to inspect and repair it.

Once the old roof is off, the deck is exposed and we can see it properly for the first time. Rot around a chimney, delaminated plywood under an old leak, or boards that have softened where a valley drained badly all become visible at that point and all have to be replaced to code before anything goes back on.
This is the single most common source of change orders in roofing, and it is why we say plainly that decking condition is the wild card in any replacement quote. We tell you what we find, show you, and price the repair rather than quietly covering it over.
