What Actually Drives Roofing Cost
Not every roof needs replacing. If you are dealing with a leak or storm damage rather than an ageing roof, see our roof repair page. The shingle or panel is only part of the number. Pitch and height determine how much staging, safety rigging, and labor a job needs; a steep, cut-up roof with multiple valleys and dormers costs far more per square than a simple gable. Tear-off matters too. Stripping one existing layer is standard, but a roof carrying two or three old layers means more labor and more dumpster weight. Decking condition is the wild card: once the old roof is off, any rotted or delaminated plywood has to be replaced to code, and that's rarely visible until the tear-off happens.
The details you can't see are where a roof succeeds or fails. Ice-and-water shield along eaves and in valleys, proper drip edge, correctly woven step flashing at walls and chimneys, and balanced intake-and-exhaust ventilation all add cost but are non-negotiable in this climate. A bid that comes in far below the others is usually skipping one of these, and it's exactly those shortcuts that produce leaks and premature failure.

What Actually Happens During a Roof Inspection
A real roof inspection is more than a look from the driveway. When we come out, we get up on the roof itself and check the surfaces homeowners never see: the condition and lay of the shingles, granule loss in the gutters, popped or backed-out nails, and any cupping or curling that signals age or heat damage. We pay close attention to the flashing around chimneys, skylights, vents, and in the valleys, because that is where the vast majority of leaks actually start, not out in the open field of the roof. We also look at the sealant on penetrations and the condition of the drip edge along the eaves.
Just as important is what we check from inside and underneath. In the attic we look for daylight coming through the deck, water staining on the rafters, damp or compressed insulation, and signs of poor ventilation that can quietly cook a roof from below and shorten its life. On the exterior we assess the fascia, soffits, and gutters, since a roof system only performs as well as the parts that move water away from it. After the walkthrough we tell you plainly what we found, what needs attention now, and what can safely wait a season or two. That way you are making a decision based on the roof's actual condition rather than a guess, and you know exactly what you are paying for before any work begins.
